When the property is listed as "Cash Only", do I have to have the cash at the auction?

As stated in the Purchase and Sale Agreement, you must have the down payment (5% for single property, 10% for multiple properties) on auction day, and be able to fund in cash within the 30-45 days. There is no financing contingency.
